Much of DFW sits on highly expansive clay. In wet seasons the soil swells, and in drought it shrinks and pulls away from the foundation. Over time that cycle tips slabs and shifts pier-and-beam homes. Common signs are diagonal drywall cracks, stair-step cracks in brick, doors that stick or won't latch, and gaps around windows.

Planning estimates for typical projects, not quotes. Your bids will depend on size, condition, materials and permit requirements.
Slab vs. pier-and-beam
Slab homes (most built since the 1960s) are usually lifted with pressed concrete piers, steel push piers or drilled piers. Older pier-and-beam homes, common in East Dallas, Oak Cliff and Fort Worth's historic neighborhoods, can often be re-leveled by adjusting or adding supports in the crawlspace, which is less invasive.
Get an engineer involved
A third-party structural engineer's evaluation, typically a few hundred dollars, gives you an unbiased repair plan to bid against. Many cities require a permit for foundation repair. Dallas district offices can issue foundation repair permits. Ask whether the warranty transfers to a future buyer.
Prevention
- Keep soil moisture consistent with a soaker hose or irrigation zone during drought
- Make sure gutters and grading move water away from the house
- Keep large trees from growing too close to the foundation

Foundation Repair: common questions
Is foundation movement normal in DFW?
Some minor seasonal movement is common. Widening cracks, doors that stop latching, or floor slopes you can feel are worth an engineer's evaluation.
